Framework @ Block 10 is proposed as a 200,000 square-foot building with a fully mass timber design, meaning the building would use wood in the place of traditional framing, flooring and walls as way to reduce carbon emissions. The only steel in the building will be the elevator core, Hicks said.A Houston real estate firm is unveiling plans for an office project in West Houston that would be one of the first mass-timber buildings.
“We have plenty of steel and glass boxes . I wanted to this to be unique. I wanted it to look cool. And I wanted to be ultra-efficient, and figured this is tip of the spear on the next generation of buildings,” said Patrick Hicks, founder of Hicks Ventures. Mass timber is made by nailing or gluing solid wood panels to create beams and other components that are a strong, low-carbon alternative to concrete and steel, according to Think Wood, a marketing campaign funded by the Oregon-based Soft Wood Lumber Board.The building also would be designed to achieve net-zero carbon emissions by relying on renewable energy, LED lighting and sensory systems that would allow tenants to monitor their power use.
Plans also include an underground rainwater cistern so the building's toilets can be flushed with rainwater, cutting the building's indoor municipal water consumption by half, according to Hicks.
