'The community spirit had come back to this estate - this could ruin everything'

Caroline was six years old when she moved into her brand new house on the Brunswick estate with her parents. Now aged 56, the Arkley Street resident remembers the neighbourhood being 'full of children' playing at Gartside Gardens which was 'safe' back then.

Since its launch in 2014, the S4B consortium has refurbished more than 650 council homes on the estate, built 500 new properties for sale and rent, along with a 60-apartment purpose built extra-care scheme for the over-55s and a new housing and office development with 18 apartments and new shops, and the four 'iconic' high-rise blocks have been upgraded too.

"It's still a little bit fractured, but since the regeneration, it's going back to what it was in those days. You can feel it. I think this thing that's happening now is going to mess it up. People are going to be stressed, so we're all going to be angry." This is not the only purpose built student accommodation planned in the wider Ardwick area. Last month, plans for 'premium' student flats in an eight-storey block accommodating 263 were put forward by developers for the former site of a hotel off Plymouth Grove.

Caroline spoke to the Manchester Evening News after a residents' meeting which was held in the summer to discuss the development. During the meeting, she voiced her concerns about a further influx of students in the area - but not everyone agreed with her entirely. But for many residents, the concern is not just about who will be living in the new development. Rosario Rogero who lives with her family, three cats and a little dog in Hanworth Close is worried about the noise, dust and pollution created during its construction.

"I haven't spoken to anyone in the community about the changes yet, but I don't think it goes far enough, she says. "The number of students only reduces by 100 or so. "We have been hugely encouraged by the positive support from our various consultation events and welcomed constructive feedback which we have listened to and acted upon. We are committed to the social and economic benefits our development will bring forward.
