Officials hope to sell the new Grass Hills Estates subdivision, situated on 21 acres and stretching three blocks between Aids Drive and Grass Hill Drive, just south of Bandera Road. The new subdivision also runs along the southwest side of Samaritan Drive.The land was deeded to Leon Valley in 2017 as part of a settlement agreement with William Rancher Estates Joint Venture, which sued the city alleging several causes of action, including flooding issues.

Once a flood control project is completed by the end of the year, City Council will consider whether the property’s current zoning laws are still appropriate. The new Grass Hills Estates subdivision will be situated on 21 acres and stretches three blocks between Aids Drive and Grass Hill Drive, which is just south of Bandera Road. The new subdivision also runs along Samaritan Drive.“It has always been the intention of the city to place it on the market once a flood control project has been completed,” City Manager Crystal Caldera told the Express-News.

State law requires that the property must be platted before it’s put on the market. That essentially means that the city outlines lot boundaries, setbacks, utility easements and future street dedications. The platting process is the first step in being able to develop it.
