Being priced out of her home town of Nottingham has been a hard reality for Jodie Lopez, 45, and her husband to face Jodie Lopez has two children, a husband, a tech consultancy business and a household income of £62,000, which is £32,000 higher than the national average. She lives in a three-bed family home inwith lots of space and a garden. But there is something missing. At the age of 45, she has been trying to get on the property ladder for nine years.

She has been relatively lucky: in nine years her family has been evicted just once thanks to rent increases. Still, she wants to paint her son’s bedroom. She wants to decorate her living room. She wants to feel secure, knowing that next year their home will still be theirs. “It’s just quite sad,” she says. “My children really would like somewhere that they feel is theirs. They never get to do up their room or do those changes that kids have as they’re growing up.

“Our analysis found that average rents for a one-bedroom property in England take up 47 per cent of a woman’s median earnings compared to 34 per cent of men’s. This is up from 36 per cent last year, and from 26 per cent for men respectively. ”The gender pay gap, which stands at 20 per cent for women in their forties and fifties, means they would need 40 per cent longer than men to save for their first home.

Like all homeowners, first-time buyers must pay a five per cent tax on any home worth over £425,000, rising to ten per cent on properties worth over £575,000. This means that on top of a large cash deposit, buyers must then find another few thousand. This is set to increase: in April 2025, this tax-free threshold will be lowered to £300,000. “Stamp duty is so high, especially if you buy in west London.
