Elijah Graham is among the tenants facing huge hikes after Scotland’s temporary rent cap ends
he was effectively being “pushed out” of his one-bedroom flat in Stirling after the landlord said the rent was going up by 32 per cent.
“It’s such a stressful time,” he said. “I can’t sustain living on my own with rents going up and up. It’s forced me to look at sharing. It doesn’t feel fair that I’ve been pushed out. It’s very frustrating. The Living Rent tenants’ union said some private renters were being “effectively evicted” by increases they cannot afford. Some rent hikes are well above the average 10 per cent increase seen on the open market in Scotland over the past year.
Landlord groups are pushing strongly against the plans. They argue that Scotland’s temporary experiment with a rent cap backfired by forcing many landlords to sell up – further pushing up rental demand. “We said at the time it did not consider ongoing and dramatic cost increases for landlords and would lead to landlords leaving the sector, reducing supply and ultimately increasing costs for tenants. Sadly, this has proven to be the case.”A Zoopla report from April found Scotland’s rents had risen 9.9 per cent in the past year – higher than the UK average of 7.2 per cent.
