Landlords taking on new mortgages this summer will make a loss for the first time since 2007
are seeing their profits “evaporate” in their least lucrative year since before the financial crisis, analysis from estate agency Savills shows.
But now after multiple interest rate rises, the analysis shows a typical landlord in this situation who has a mortgage will be making a small cash loss. In contrast to this, in the first quarter of 2022, it still would have been possible for the same landlord to make £2,800 profit a year after tax. “In turn, that has limited the amount of stock available to rent and put significant upward pressure on market rents.”
A large number will also still be sitting on cheaper mortgage rates from deals agreed in previous years, though when they come to remortgage they will face higher levels of interest.
