An Aurora City Council committee has recommended allowing a greater number of uses at the former library building downtown.

Members of the Building, Zoning and Economic Development Committee on Wednesday agreed the city should permit more uses at the 1 E. Benton St. building to allow owner Support Companies, LLC to better market it to prospective tenants.Trevor Dick, assistant director of the Mayor’s Office of Economic Development, said the company has remodeled the former Aurora library building into unique spaces for offices or other kinds of uses.

“They have made a significant investment,” Dick said. “What they have done with their space is truly remarkable.”When the company purchased the building in 2015, it signed a redevelopment agreement with the city agreeing to a list of covenants designating which uses would be permitted in the building, and which uses would need further approval from the city.

Dick said the company wants to amend the covenants, making more uses permitted, in an effort “to fill vacancies” there. Alex Alexandrou, the city’s chief management officer, said increasing the number of permitted uses is the same thing the city did for River Street Crossing properties downtown. It has worked to help fill more of the first floor office and retail suites there.He pointed out that office space has not fully come back since the pandemic shutdowns and since office work has changed. He said this would give them more choices for tenants “in the event things don’t fully come back in the office area.

“Things change, times change,” Alexandrou said. “We’re fortunate to have this ownership; they are a good business partner downtown.”
